Keeping our sellers, buyers and team safe during the Covid traffic light system is extremely important to us. We are following real estate industry guidelines and as professionals operating within the protection framework like all other industries, we have a legal and moral obligation to implement the rules. As an industry we are dealing with both vaccinated and unvaccinated buyers, sellers and salespeople. That’s why we have strict processes in place to ensure we stick to the Government guidelines and keep our community safe.
Under the Traffic Light System, you have a few choices on how you wish to accept visitors into your home. Here’s a few key things you need to know.
Appraisals - now is a great time to get your property valued or listed
If you are unvaccinated and looking to sell your home or wish to work with a specific salesperson who is unvaccinated there are additional protections we will put in place to enable us to appraise/list your home, these include:
If you have underlying health concerns or are not comfortable with having a fully vaccinated salesperson come into your home our sales team will work with you to do a comprehensive online review of your property. We have delivered over 800 digital appraisals over the lockdown period - that is an average of 10 a day! When you choose to list, we have a completely contactless admin process to ensure you stay safe.
Open Homes - Choosing the appropriate option for visitors
There is a lot to consider and you will need to choose one of the 3 options below so we can conduct your open home in accordance with your wishes and meeting the requirements under the Government guidelines:
Option 1. ALL WELCOME - NOT UTILISING MY VACCINE PASS - up to 50 people (in "red" it was maximum of 25 people)
Visitors with an unverified vaccination status can attend open homes as well as private viewings and will not be asked about their vaccination status. All visitors will be required to wear a mask throughout their inspection.
Option 2. VACCINATED VIA OPEN HOMES WITH MY VACCINE PASS IN PLACE - no limits on numbers (in "red" it was maximum of 100 people)
Visitors with an unverified vaccination status cannot attend open homes, however may do so by arranging a private inspection. We will utilise My Vaccine Pass for the open homes, whilst private inspections will operate as they have done previously, and this is:
Before entering the home, you will be required to fit masks, as will the salesperson; (vendor may also request gloves)
Open home attendees will not be permitted to open or close any cupboards, drawers, pantry doors. The salesperson will take care of this on your behalf if and when required.
The salesperson will wipe down all high-touch surfaces and sanitise at the conclusion of each and every viewing.
Option 3. NO ACCESS FOR UNVACCINATED VISITORS
Visitors with an unverified vaccination status will not be allowed access into your home without your permission, however will be encouraged to have a vaccinated friend or family member inspect the property on their behalf, as well as utilising the marketing images and videos and virtual viewing to assist with their decision-making.
Buying a property
If you are eager to buy a property under the Traffic Light System then this will not stop you from carrying out purchaser due diligence or pre-settlement inspections. The same safety rules apply to those listed above with property viewings though, so please liaise with our sales team to learn more.
If you buy a home, congratulations! The good news is that settlement and moving can all occur under the Traffic Light System - this includes those moving between regions if it’s a permanent relocation of home or business.
We are able to hold in-room auctions at the Sapphire Room. Attendees must present their My Vaccine Pass. If you are unvaccinated, you are able to view and bid at auction via our online platform or over the phone with the assistance of one of our salespeople.
